    Setting up an office

    We are about to set up an office in Hong Kong, but we are shocked by the prices of outfitting. Does anyone have any information of what is costs to outfit an office (approx 800-1,000 sqf)?
    The area we are looking at is Kowloon, preferably TST.

    It depends what type of office and how many people are going to work there.
    I have just done a plan for 5 people, 2 showrooms, md office + meeting room in 1500 sq ft and the fit out budget is 150,000. So 100 per sq ft is a good start. That is bare shell to move in.

    Does not include IT stuff or services.

    I know one firm fitting out their office space for 120 to 150 dollars per square ft. For grade A office space you could expect it to be around 200 dollars per sq. ft.

    Bare shell: the only thing there are walls right?
    So we need to install a floor, set up two walls for a meeting room and pull some cables either under the raised floor or in the walls.
    I really don't understand how this work can cost HKD 150,000 and upwards for an office of the size we are looking for...

    Perhaps you should describe the state of the office.
    How many people etc. 100 per sq ft is very reasonable and suitable for a " normal " office in TST. Very different if your talking oak panels, glass wall, designer touches and chrome fittings in central grade A.

    Things to note.
    "shifting walls" isn't a matter of lift and shift.
    The state of the walls , re position of power and cat 5, if you have central air con rather the window mounted box units it needs re running for the new layout, build up of new walls + doors, carpet, renewing ceiling tiles, light fittings etc etc. You may be required to reposition the fire suppression system. It all mounts up.

    A PBX with 8 extensions will run 10K.
    New office desking ( non designer ) for 8 people with partitioning, cabinets & chairs will run 20k.

    On another thread you are on-about 25 visas for staff yet you baulk at the cost of the visas (HK$160 you quote) and here you are bothered by the cost of setting up cheap office in TST? What are you setting up?

    Edited to add as per other thread due to my error:

    'I think I maybe wrong - they say 'HKD 160 x 25' - which now I think means the quote from the 'consultant' helping them get the visa(s). HK$4000 each.'

    Hi Back,

    Normally the fitout cost here in Hong Kong is HK$200- 400 psf for normal fitting. For better fitout, it can easily surpass HK$500 psf.
