    Yes but you'd agree that the 5 minute walk from say, Siu Hong or To Yuen Wai is more convenient than the 45 minute walk from central?

    There are serviced apartments in the Gold Coast - see goldcoast.com.hk for details. It's about 10 mins from Tuen Mun (south side) on a bus (almost every bus passing goes there). It's great for expats; has a decent supermarket; close hiking and beaches and about 10 restaurants.

    Regarding Gold Coast anyone have a ballpark figure on how much the 738 sq.ft and 888 sq.ft units are renting for these days? How about parking? How much do parking spaces go for (if any)? Cheers.

    I went to look last week, first time there.

    Rent for 2 bedroom I think it was 738sq ft in phase 1 (after Yacht Club) asking 9K sub to negotiation.

    Wow, I looked about 6 months ago and it was 12500 for the same, that's bucking the trend, 9000, Movingin07, look out, here I come!

    thats what the agent said. I could be wrong on the phase, high rise towers. Like I said it was my first time there. The apartment seemed alright condition wise but the colour of the aluminum window (internal) was pink

    Around which floor is that quote for by the way? Lower floors probably?

    From what I know talking to people who live in the Residences, there is the "Sino Price" and the "other owner price" for the same (type of) flats. Phase 1 has more other owners than Phase 2. When I went viewing 3 years ago, I was sold by Sino that there were NO private flats in Phase 2. I've since met people who rent them - 7k for the 700sq ft version last year at least - and they are MUCH cheaper than the Sino rent. It's all very odd.

    It was a high floor. 2 apartments one was nothing special at all. the other was totally renovated, it looked good.

    let me know if you want the name of the estate agent. its at home somewhere.

    Or you can rent next door at Peridot Court, a recently renovated/modernised 819sqft, 3 bedrooms, including a car space for around $8500 - $9000 in Towers 6, 7, 8, less if its in original un-renovated condition. All of these have gas ovens/stoves too.....

    There is much better out there, ie The Aegean, Aegean Coast, Agua Blue, Hillgrove Villa's, Balleau peninsula, Palm Beach, Jade View Villas and Grand Pacific Palatial Coast.

    But if you are only interested in budget level sub $8000 rents, your choices are getting more and more limited in that area of Tuen Mun, you wont find anything else that is serviced besides the SINO managed Gold Coast Residences, Royal View near Tsuen Wan and that hotel in Tin Shui Wai on a month by month rental basis.

    A typical rental contract requires 14 months financial commitment, 3 BR village houses in So Kwun Wat ( Tuen Mun ) 20 minutes walk from the Gold Coast Mall, go for $5,500 per month, but it really is a a bit of an eyesore neighbourhood, with rubbish piles, old wrecked cars, trucks parked all over the joint, barking village dogs the whole 9 yards of el shito....Some might like it, builds character etc...
    That's about as cheap as it gets in that area...Bryant will definitely like So Kwun Wat, right up his street , I reckon.....
